122 Roseneath Street is organised as three north–south built forms, planned around two raised landscaped terraces. These green zones intercept the buildings and occupy more than one third of the site. By lifting the ground plane and concealing parking beneath, the design removes the need for a conventional underground basement and gives priority to landscape and shared space.
A single-storey podium establishes an active retail edge on the street. Three-storey townhouses sit to either side, while a stepped six-storey apartment building anchors the centre. Part of the existing Brutalist structure has been retained, with material references drawn from the tactile character of the local context.
The design prioritises internal amenity, privacy, light and cross-ventilation, equitable view lines and communal facilities including a ground-level workshop. A mix of one, two and three-bedroom apartments, alongside two and three-bedroom townhouses, supports a diverse resident community.
Large internal and external shared spaces – including landscaped terraces, a north-facing community room, workshop and communal laundry – encourage neighbourly interaction.
