A podium of pigmented concrete takes cues from the texture and colour of the existing context.

The nine-storey commercial building sits on a tricky north-facing site bounded on three sides by neighbours. To unlock the compact planning constraints, we introduced a landscaped laneway and small pocket park along the western boundary. This gesture softens the interface to the adjacent single-storey house and provides a publicly accessible landscape area, which we see as a net community benefit.

The western setback also opens views towards the city and reshapes the arrival sequence. Instead of entering through a deep internal lobby, occupants approach via the pocket park and landscaped laneway – a transitional threshold between street and workplace.
