The planning context for 34 Eastern Road South Melbourne required the building to step down in scale from ten storeys to meet the two-storey heritage buildings to the south. Rather than treat this as a constraint, the stepped form becomes the main idea of the project. The result is a series of cascading landscaped terraces – a hillside of greenery that gives most tenancies direct access to an outdoor space. Seasonally planted and designed to flourish year-round, the terraces significantly increase the leasing appeal of each floor while giving workers somewhere to actually be outside.
Natural light reaches across the floor plates, and the indoor-outdoor connection is direct and intentional.
The end-of-trip facilities are a genuine amenity rather than an afterthought – private change suites with full-size lockers, vanity stations, ironing suites, beauty stations, bike storage and showers. The fit-out is closer to a hotel than a building basement.
