65 Dover Street amalgamates multiple fine-grain industrial sites into one. Retaining a sense of the smaller-scale buildings, the design responds as a series of three scallops carved out of a brick podium.
The curves extend to the glass tower above, creating an undulating façade, which brings light to the back of the floorplate. This gesture transforms what would otherwise be a narrow street interface, creating a civic forecourt. This mediation between public street and building entry allows space for landscaping, pedestrians, bicycles and outdoor seating for two hospitality tenancies.
Communal amenity is shaped around creating the best possible day in the life of a worker. The rooftop is a series of outdoor rooms for working, gathering and physical activity, including a half basketball court, yoga/Pilates facilities, and varied outdoor seating fully equipped with power and data points. A demountable pavilion facilitates weather-protected rooftop events on the basketball court.
Arrival sequences have been planned for each journey, whether by bike, car or foot, using choreographed transitional moments that support a clear sense of arrival. Amenities are wide-ranging, from premium end-of-trip facilities with a sauna, a 100% recycled water carwash and a podcast studio.
